Why Parking Lot Striping is Important?

Parking lot striping is not only needed for safety reasons but can add a lot of value and curb appeal to your property. If you are looking for a fast and economical way to give a commercial property a fresh and new look you should re-stripe the parking lot or garage.  A fresh quality stripe job not only looks clean, and neat but will provide a good first impression for visitors and potential tenants. Parking lot striping is also essential for traffic flow and safety for visitors to the parking area. Over 50,000 vehicle accidents are indeed reported each year in parking lots, so maintaining proper striping can help prevent accidents.  Proper striping provides clear traffic lanes, parking spaces, traffic flow patterns.

When Should You Restripe Your Parking Lot?

We recommend restriping your lot every 18 to 24 months to keep your parking lot looking great.  This is simply a guideline based on the fact that there are many factors such as location, weather, and traffic patterns that would determine how often you should restripe. In the hot Texas summer sun, the painted lines do take a beating and will begin to fade.  Restriping your parking lot enhances the curb appeal of your business and provides additional safety for your customers, and keeps your business in compliance with ADA requirements.

What Are the Benefits of Restriping Your Parking Lot?

  • Parking lot stays in compliance (ADA, and local compliance regulations)
  • Parking Lot Safety
  • Curb appeal
Keeping your fire lanes, and handicap stalls marked will keep your parking area in compliance, as well as provide safety for your visitors.  Having a freshly striped parking lot will not only show your patrons where they should park but you can also cut down on confusion and direct the flow of traffic with directional arrows.

Freshly striped lines will always increase the curb appeal of the property. There is no question, that when you have fresh and easy to see lines in your parking lot it will look better. We’ve all seen old parking lots that have missing or faded lines, and know how it affects the outside appearance of the business. It is easy for visitors to your business to think that if the owner doesn’t care enough to take care of the parking lot, then they do not care much about the customer's safety either.  So as a business owner it is to your advantage to keep your parking lot looking spectacular.

New Layout Striping and Pavement Markings

Do you have a brand-new parking lot?  New layout striping is where parking lanes are painted for the first time on a parking lot. The lines must be measured accurately to make sure the parking stalls are 9′ apart for regular parking spaces and should be perpendicular to the curb.

Unlike an easier restriping job, where a fresh coat of paint is applied over the existing parking lines, a new layout requires a bit more time to measure the lines, mark them with a chalk line and then apply the paint with a striping machine. The lines must be applied a little more slowly to make sure they are straight. We pride ourselves in striping the straightest lines in all of Texas.

Wheel Stop Installation

Wheel stops are a safety feature and are important because they help to prevent vehicles from hitting signs, walls, curbs, or even other cars. Typically, wheelstops are 72” long – long enough for both the front or rear wheels of a vehicle to touch the wheel stop. There are three types of wheel stop that we install.
  • Concrete Wheel Stops
  • Rubber Wheel Stops
  • Plastic Wheel Stops

Concrete Wheel Stops
Concrete wheel stops are economical, and the most common type installed.  The main disadvantages of using concrete wheel stops are only because they are not durable. Over time, the concrete can crack from car tires constantly bumping them.

The concrete wheel stops are safely attached to the parking lot either by using rebar or epoxy. Concrete wheel stops can be painted for aesthetics or functional purposes if desired. If concrete wheel stops are painted, they will need to be re-painted frequently to look good.  We can install wheel stops on both concrete or asphalt parking lots or in your parking garages.

Plastic Wheel Stops
Plastic wheel stops are more expensive than concrete wheel stops, however, their main advantage is they look better and are more durable than concrete. Plastic wheel stops are pre-colored from the manufacturer. Plastic wheel stops are manufactured with a dye that colors it all the way through so the color will not wear off over time and they will not scuff as much as their concrete counterparts. We usually install these wheel stops with concrete anchors or epoxy. You can also buy wheel stops made from recycled plastic, these are useful if you are managing a building with a LEED certification.

Rubber Wheel Stops
Rubber wheel stops are typically made from recycled rubber. Rubber wheel stops have many advantages, they are easier to install, and they cause less vehicle damage than traditional concrete wheel stops. They easily install on both asphalt and concrete. Rubber parking blocks are available in multiple colors.

Installing Wheel Stops in Parking Garages
Installing wheel stops in parking garages requires a little more coordination depending on how they are installed.  They can be attached either by anchor or epoxy. Anchoring them will ensure that they will not move over time. Once installed, they are effectively permanent. Installing wheel stops with epoxy is effective but over time, they can become loose and will need to be reattached.

Epoxy is the most cost-effective way to install wheel stops in a parking garage because of post-tension cables that are used during the construction process. These cables give the suspended concrete its strength and must be located with specialized equipment and marked before making any holes in the concrete. The cost of locating the cables makes it much more expensive to anchor wheel stops into a parking garage.

Asphalt Sealcoating and
Parking Lot Restoration

Asphalt parking lots that have not been properly cared for with proper maintenance are what we encounter most often.  Not only do we provide sealcoating services, but we also fix potholes, and cracks, in your asphalt parking lot, and then apply pavement markings. The sealcoating process keeps water from penetrating beneath the asphalt and prevents future potholes from forming. Sealcoating also makes the parking lot last longer as long as it is performed regularly. The sealcoat also makes the pavement darker, improving the aesthetics and also increasing the contract between the asphalt and the overlying striping paint.

Metal Sign Installation In Your Parking Lot

Parking lots during peak hours can be a busy place with many hazards.  With both foot and vehicle traffic in your parking lot, you want to ensure that visitors to your parking area have a clear understanding and guidance of the flow of traffic. To prevent confusion, it is important to ensure that proper instructions are available for people using the parking lot. One of the most convenient methods for providing instruction is by installing metal signage in the lot.

Parking Lot Striping Houston offers a wide variety of standard and custom metal signage for your parking lot. All metal signs are in full compliance with the American Disabilities Act and the Texas Accessibility Standards. This includes all traffic and handicap signs on standard or custom posts.
